A variety of companies offer fractional ownership programs for residences throughout Paris (see last weeks article titled: Paris Property Fractional Ownership). In addition to the benefits of owning an appreciable asset as well as retaining the services of a management firm that addresses maintenance and other home-ownership issues, you secure a professionally decorated and furnished place to call home among the city streets of Paris.

Yet there is another tier of service that not only provides luxurious living accommodations, these firms can attend to your every need during your stay. Two companies that provide this level of services are Elite Destination Homes and Paris Residence Club.

Elite Destination Homes

With shares ranging from $100,000 to over $1,000,000 (69,487€ to 694,879€) depending on the home, the destination and the amount of ownership, Elite Destination Homes guides a potential owner’s purchasing process with a “fitting” discussion. During this meeting, clients are interviewed regarding their needs and desires as to the type of property in which they may be interested. Elite provides background information regarding the new home, the market and the model itself. Elite can then determine if its fractional ownership program provides the right fit for the client. To maintain exclusivity, ownership groups are made up of no more than five owners per home.

Once you become a client, Elite offers concierge services to arrange transport, restaurant reservations and child care services. Elite also supplies a local host who will assist you when you travel to your home. In anticipation of each visit, you will be asked which foods you would like stocked—which will be waiting for you upon your arrival.

Elite offers residences in the Left Bank neighborhood of St. Germain des Pres. Set amidst the sights and sounds of Paris, visitors are within steps of cafes, restaurants, shops, boutiques, art galleries and theaters.

  • Rue de L’Université offers accommodations for up to six people. The three-bedroom, two-bath unit overlooks a stunning terrace and garden. Inside, the living room boasts a mix of classic and contemporary French and Italian furnishings. Additionally, an elegant kitchen (See image below), all white marble bathrooms and a fireplace round out this space.
Elite Destination Homes Rue de L'Universite Paris
  • Rue du Four is a three-bedroom residence that covers the entire third floor of a Hausmann-style, 19th Century building. Overlooking a garden courtyard on one side and a Paris street on the other, the apartment features floor-to-ceiling windows, a spacious salon (See image below) and dining room, a full galley kitchen and fireplace.

Elite also offers a Vacation Home Exchange program allowing owners to exchange stays in their homes with owners of homes in other destinations, each of which is typically valued between $3,000,000 and $5,000,000 (2,084,637€ to 3,474,395€). An assortment of beach destinations in Turks & Caicos, Big Island, Hawaii and Cabo san Lucas, Mexico are available as well as city destinations to New York and Scottsdale, Ariz. Ski destinations include Aspen and Steamboat, Colo., and Jackson Hole, Wyo.

Paris Residence Club

Offering similar services to Elite, Paris Residence Club also provides concierge services, pre-arrival grocery delivery and housekeeping services. A residence exchange program provides home exchanges between other club properties in Paris, Provence and other future locations. Accommodations on the Club yacht, moored in Marseilles, is also an exchange residence option. Prices start at 99,000€ (US$142,470) for a four-week share (two fixed weeks and two flexible weeks). Owners are expected to pay annual fees for maintenance, utilities, taxes and other incidental charges. Owners may also sublet unused reserved residence weeks through the Paris Residence Club. Though the Club collects a small fee, the majority of this rental income goes to the owner.

  • Rue du Colonel Combes offers a one-bedroom, one-bath apartment near the Eiffel Tower. The residence is situated on the fifth floor of a former mansion built in the 19th century. The ultra-contemporary furnishings and décor heighten the luxury of this 47 square meter (506 square foot) space.
