As a ski resort area, Deer Valley keeps making history – from being named SKI Magazine's #1 North American ski resort for five years running (including 2011) to being a Winter Olympics site in 2002 and hosting the FIS Freestyle World Ski Championships twice (including 2011), this location seems to have something to suit every skier's fancy.
However, don't bring your snowboard – Deer Valley is one of only three US ski resort areas to ban them. Snowmobiles, though, are welcome at Garff Ranch, just five miles away from Park City's Main Street.
Winter isn't the only time for a visit to this area. In the summer, visitors can enjoy lift-served mountain biking, hiking, and scenic chairlift rides, then go indoors for a bit for shopping or either casual or fine dining.
Speaking of fine dining, the website Best Ski Property.com offers a tip from the locals – bring your own bottle of wine to dinner, and most Deer Valley restaurants will charge you a corkage fee of $10 or less.
Deer Valley also has lots to offer those who wish to enjoy the privacy and space afforded by fractional ownership in a home or condominium rather than staying in a single room at one of the many hotels or resorts.
Property | # Fractions For Sale | Bedrooms | Price Range | Fraction Size |
Residences at The Châteaux | 7 | 3-4 | $220k-$495k | 1/6 |
Sky Lodge | 20 | 2-3 | $112k-$349k | 1/8 |
Deer Valley Club | 5 | 2-4 | $89-$300k | 1/6-1/7 |
Grand Summit | 47 | 0-4 | $40k-$440k | 1/4 |
The large pricing variation is due to the vast differences in square footage and number of bedrooms available. However, all fractional ownership also offers a score of amenities; on-site management, access to resort amenities, and appointments ranging from fire pits to one or more hot tubs.
What, specifically, can you count on getting for your money? Here's a quick overview of the four properties:
The Residences at The Châteaux: Located in Silver Lake Village, Châteaux (pictured above) fractional owners enjoy amenities including, "...ski locker room, fitness center, steam and sauna rooms, member's lounge, heated outdoor swimming pool, fine dining restaurant and bar on property and heated parking. Hospitality services include complimentary SLC airport and Park City transportation, 24 hour front-desk and concierge, twice daily housekeeping, full maintenance and member storage...".
Sky Lodge: This club is part of a stylish boutique hotel located in the middle of Park City's Main Street. The style is a cross between Rocky Mountain luxury and a SoHo loft that the club describes as "Rocky Mountain Loft". Sky Lodge fractional owners are guaranteed two ski weeks in ski season from mid-December through mid-April each year plus twenty-one other days every year. Owners enjoy all the benefits of the hotel plus private airport car service; secure, year-round owner storage; first access to rental availability; and discounts in the restaurants and spa. Stays not used by an owner may be rented out by the hotel and the revenue is then split with the hotel.
Deer Valley Club: Was the very first private residence club of its kind in the world, and so set the standard for high end shared ownership. Being first may well mean being among the best – amenities and services include a health club & indoor spa, a heated outdoor pool, grocery stocking, a youth room, and a ski hospitality room with ski attendants. The club is located right on the Homestake ski run in Silver Lake Village.
Grand Summit: While Grand Summit is the most economical of the available properties, it doesn't skimp on either services or amenities. These include ski-in/out access to Canyons Resort, an owner library, fitness center, valet parking, 1-2 fireplaces, a full-service bell staff, and a pool and hot tubs. Ownership is in quarter shares, giving 13 weeks of usage per year.
